This guide walks agents through the campaign settings available on Openn and how to update them at any point during a campaign — price guide, offer increments, visibility levels, observers, and deadline options — plus how the Final Offer Stage timer works.
Accessing campaign settings
- Navigate to the property on the Openn platform.
- Click Edit in the top right corner — you're taken directly to the campaign settings.
Price guide
Each Australian state has different regulations around price guides. Ensure your price guide complies with the rules in the state you operate in.
Minimum offer increment
This controls the smallest amount by which a buyer can raise their offer. It can be adjusted at any point during the campaign. Recommended starting points are $10,000, $25,000 or $50,000 depending on the property's price point. Adjust the increment downward over time rather than increasing it during the campaign.
Observers
The observer toggle turns the observer function on or off. It's recommended to keep observers turned on, as it creates a lead-generation opportunity.
Visibility / transparency levels
You can choose from five levels of transparency, toggled on progressively through the campaign. Use visibility in an agile, sliding-scale manner — not necessarily starting with full transparency, but enabling levels as negotiation opportunities arise. The five options are:
- Number of Buyers and Observers — shows how many offers are on the table and how many people are watching.
- Property Ranking — shows where each buyer ranks based on price alone.
- Highest Offer — shows the single highest offer currently in the campaign.
- Offer Value — shows every buyer's offer, giving full price transparency.
- Conditional or Unconditional — indicates whether each offer has conditions attached.
Deadlines
You can set a deadline from the start of the campaign or at a later stage. A fixed deadline cuts off offers at a set time (e.g. exactly 5:00 PM), and you can optionally allow offers after the deadline. When any level of price transparency (ranking or offer visibility) is on, it's recommended to use the Final Offer Stage timer instead of a fixed deadline.
Final Offer Stage timer
This is a resetting countdown clock — if a buyer submits an offer while the timer is running, the clock resets, preventing last-second sniping. The Final Offer Stage timer is only available when at least one visibility level is turned on; if all visibility is off, the option won't appear.
